home set up
If you are unable to personally attend the closing of your property deal here
in Orlando, we have a specialist team who will complete a walk-through with the
builder to ensure your home is completed to the highest standard. We are also
able to assist in furniture packages, inspections, etc., upon request.
cleaning service
We offer a complete cleaning service, which includes the cleaning of your home
incorporating linens, towels, cutlery and dishes following the checkout of each
guest.
maintenance
Our dedicated team is available 24/7 for any emergencies. Other maintenance
work will be carried out up to a pre-defined cost. Anything above that and you
will be contacted for your approval.
pool service
We offer complete cleaning of the pool in your property on a weekly basis
including pool traps, pump traps and pump filters. In addition, the water is
chlorinated and pH balanced, and the deck is hosed down. All chemicals are
included.
lawn service
Complete maintenance of the entire lawn area will be undertaken, including
grass mowing, trimming, etc.
pest control
Both the inside and outer walls of your home will be chemically treated for
the elimination of all types of insects. This is extremely important given the
tropical climate we enjoy here in sunny Orlando. Homes are treated regularly
and this is included in the management fee.
utility payments
We will oversee the set up and connection of all utilities. We will pay all
utility bills on your behalf. These will be shown on your monthly statement.
full licensing
Properties that are intended to participate in a short-term (rental) program
must be properly licensed with the Department of Regulation, Division of
Hotels and Restaurants, a Florida State Agency, for which there is an
annual fee.

will ensure that your home meets the required regulations for the appropriate
License.
taxes
In addition to the property taxes that every homeowner has to pay, a tax based
on the gross rents received must be collected for any rentals of 180 days or
less. This tax is made up of:

4-5% Tourist Development Tax

6-7% State of Florida Sales Tax
We collect these taxes and submit them to the appropriate agencies on a
monthly basis in compliance with the law. We also supply all the appropriate
forms and will ensure that you are properly registered.
insurance
All owners of rental properties must have a current homeowner's insurance
policy in effect and a copy of the policy is to be kept on file in our offices.
It is recommended that one million dollars of liability coverage be purchased
along with the standard homeowner's policy. The costs depend on the size of the
home, location and type of construction.
